We believe homes should be built for people—not just for profit. That’s why we’re looking toward restoring neglected lots, reimagining historic properties, and designing small-scale housing that reflects the character and needs of real communities.

fUc–CO (Functional Utility | Community-Driven | Colorado) is a woman-led development initiative rooted in adaptive reuse, local resilience, and neighborhood belonging. Every project starts with one question: How can this space serve its block, not just the market?

What We’re Building

We’re focused on:

  • Adaptive Reuse
    Transforming existing structures and infill lots into functional homes using modern, cost-effective methods.

  • Courtyard Compounds
    Creating clustered micro-communities with shared outdoor space and intentional design.

  • Community-First Design
    Prioritizing local input, architectural context, and long-term livability over short-term ROI.

  • Strategic Infill Development
    Reclaiming overlooked or underutilized city parcels to create intentional density that complements existing neighborhoods and strengthens housing access.

Our Goals

We’re preparing to launch our first development block in the historic Roswell neighborhood of Colorado Springs. From there, our goals are:

  • Develop 8+ rental units on underutilized lots through adaptive reuse and small-footprint construction

  • Preserve 4 historic homes within the Tejon Cottages to demonstrate how character and function can coexist

  • Open 1 community-supported design lab to engage residents in shaping future housing options

  • Build a replicable model that can scale responsibly—not quickly, but right—in alignment with neighborhood character and local needs

This isn’t just a concept—we have a working prototype, a viable site held by a private seller, and a blueprint ready for scale. While Roswell is our ideal launchpad, our model is adaptable. We’ve already identified alternate lots and communities with aligned values that can support this same kind of block-scale transformation.

We’re acting urgently—because the housing crisis won’t wait—but we’re building deliberately, with care and intention.

Why It Matters

Colorado doesn’t just need more housing—it needs better housing. Housing that honors where we’ve been and makes space for where we’re going. We’re not here to flip for profit or stage homes for market gloss. We’re here to build spaces that feel like home—block by block.

Are We a Movement or a Company?

The short answer is; Both—and maybe a little more.

fUc–CO is a woman-led, community-rooted housing initiative operating as a for-purpose, for-profit company.

We call ourselves a movement because that’s what it feels like: neighbors, creatives, and change-makers reclaiming blocks together. But we’re structured as a business because ownership matters. Sustainability matters. We believe long-term equity starts with long-term control. And frankly, we want to make sure the people doing the work keep the power.

So yes, we sell things. We fundraise. We plan for revenue.
But we don’t build bland housing just to turn a profit—we build better blocks, and we do it with long-term stewardship in mind.

We do have plans to launch a nonprofit arm to support our community-driven work.

We’re just still working out the fUc’n kinks. 😉

For now? We’re staying scrappy, scalable, and mission-locked.
